The proposed basement includes 2 x access ways, 5 metres wide respectively. The intent of
the provision is to ensure that that the development visually integrates with the building and
not dominate the streetscape. The information provided does not suitably demonstrate
compliance with the Acceptable or Performance Outcome.
The information provided does not detail basement constriction piles i.e., contiguous piles,
sheet piling. These construction methods form part of the buildings footprint and impede on
the ability to provide meaningful inground landscaping.

                      a) the ground level is the level of the surface of the land on the day the first plan of survey
showing the allotment was registered; or
                      b) if the level of the surface of the land on the day mentioned above is not known, the

                        by a registered cadastral surveyor.
                 4. Detail the buildings maximum height with Reduced Level (RLs).

                 Item – Landscaping Plans
The landscape plans do not demonstrate the necessary landscape area to ensure appropriate
levels of screening and buffer can occur that suits the relative size and nature of the
development and reduce the visual impacts of the bulky nature of the development.
                 Information Required
                 5. Provide revised landscape plans prepared by a suitably qualified landscape architect in
accordance with the requirements of the PSP2 – Landscaping, and that incorporate the
