The overall Local Hazard Map is presented as Plan No. BF03 – Local Hazard Map and identifies that the assessment area is host to a High Potential Bushfire Intensity area in the centre and west of the site flanked by an associated Potential Impact Buffer. The new dwelling on Lot 2 is to be sited in the existing High Potential Bushfire Intensity area. Note, post development the proposed building DRAFT NOT FOR SUBMISSION PURPOSES envelope and recommended Asset Protection will constitute low threat conditions by virtue of necessary clearing hence would be located in a Potential Impact Buffer area. It is also likely additional vegetation management would be re-established across the centre of the site amongst the previously cleared areas now host to early phase regrowth hence the extent of the confirmed High Potential Bushfire Intensity area about the BLE would likely be further eroded. The Local Hazard Map presented in Plan No. BF03 is to supersede the SPP broadscale mapping attributed to the site and should be used to guide the formulation of appropriate site-based bushfire management measures for the proposal. © 2020 12
