The report was requested to determine the suitability of a Reconfiguration of a Lot (1 into 2) development application to be submitted to Noosa Shire Council. 1.2 State Planning Policy Bushfire Intensity Overlay Map The site is mapped under the State Planning Policy (SPP) (refer to Plate 1) as containing the DRAFT NOT FOR SUBMISSION PURPOSES following Potential Bushfire Intensity areas: • High Potential Bushfire Intensity area within the western extent of the site; and • Potential Impact Buffer throughout most of the site, with the exception of the access handle and adjoining area flanking the northern boundary. Plate 1 – SPP Bushfire Intensity Mapping Overlay 1.3 Development Proposal The applicant is seeking to subdivide the existing allotment into 2 Lots. Lot 1 is to be created in the west of the site measuring approximately 1.82ha and contains areas of existing bushland flanking the western boundary. A building envelope measuring approximately 2300m2 has been proposed flanking the proposed eastern boundary. Driveway access is proposed to Lot 1 via an access easement through proposed Lot. Approximately 0.9ha of native bushland is proposed to be retained within Lot 1, corresponding with the general extent of the intact bushland occurring to the west. The majority of the remaining vegetation within Lot 1 will be cleared to accommodate the proposed development, access requirements and bushfire setback requirements. Lot 2 is located to the east, measuring approximately 2.63ha and contains an existing residence and associated ancillary buildings. Both Lots are to gain access from Jirrima Crescent via the existing access handle located to the north-east. The Plan of Development is included as Appendix 1. © 2020 4
