Heritage Impact Assessment
Heritage Impact Assessment for relocation of Character House (Rev. C) 45 Maple Street, Cooroy For: Medicentre No. 2 Pty Ltd While it is acknowledged that Maple Street was one of the earliest established thoroughfares in Cooroy township and originally comprises an array of houses and commercial buildings from the early portion of the twentieth century, it is noted that this original traditional character – as identified and quantified in the Character Area mapping within the Heritage overlay – has been progressively dissipated over the years by the introduction of larger scale health services and other commercial building types as well as contemporary residences in the area proximate to the subject site. It is considered that this progressive transition in the land use mix and corresponding streetscape character within the northern portion of the Maple Street streetscape is also reflected in the non- residential Community Services zone mapped along this streetscape – see Figure 2 following. Nevertheless it is noted that the mapping of the Maple Street Character Area within the Heritage overlay necessitates a more detailed analysis of both the subject house itself and the streetscape setting that it exists within. Figure 1: Traditional building character overlay Base topographical / cadastral mapping for the surrounding precinct of Cooroy with the boundaries of subject site highlighted / site area shaded at image centre. Note that the alignment of Maple Street effectively follows that of the adjoining ridgeline further to the south however the street frontage of the subject site comprises approx.. 2 metres of crossfall from south to north as Maple Street curves towards the intersection with Myall Street.
