Dear Applicant
Information Request
Planning Act 2016
I refer to your application and advise that Council requires further information to satisfactorily assess the proposal.
application details
Application No.	OPW21/0247
Street Address:	46 Bryan St Sunshine Beach Qld 4567
Real Property Description:	Lot 635 RP 48111
Planning Scheme:	Noosa Plan 2020 (25 September 2020)
INFORMATION REQUIRED
The information requested is set out below:
Issue – Verge Area Earthworks
The submitted Driveway Section & Details plan indicates some cut in the road reserve will be required to accommodate the crossover grades. No detail of the verge reshaping has been provided on the plans. There are also underground services present in the subject verge area.
Information Required
Please amend the driveway plans to detail the required verge reshaping between the crossover back to natural ground on both sides. Please note the maximum batter slope accepted in the road reserve is 1 in 4.
Please demonstrate that the proposed earthworks in the road reserve do not clash with underground services or intrude into their vertical clearance zones.
Issue – Crossover Grades
The proposed crossover grades transition from 1:8.0 to 1:4.4 which exceeds the desired grades in Councils standard drawing for residential crossovers. There is concern the steeper portion of crossover may result in vehicles scraping.
Information Required
Please demonstrate a design B99 vehicle can negotiate the proposed crossover without scraping or bottoming out on the crossover or road pavement.
Issue – Earthworks and Pilling
The submitted plans provide detail of temporary piles to be installed adjacent both side boundaries. With the neighbouring properties both having trees along their boundaries, Council has concerns for the health and stability of these trees resulting from the pilling/earthworks.
Information Required
Please demonstrate how the health and stability of the neighbouring trees will be protected during the earthworks and installation of the piles.
due date for response to information request
The due date for providing the requested information is 22 December 2021. Email your response to [email protected]. Please advise Council of your response to this information request in accordance with section 13 of the Development Assessment Rules.
If you do not provide a response before the due date, it will be taken as if you have decided not to respond to the information request and Council will continue with the assessment of your application.
