Good afternoon I, Frances Boyd homeowner from 19 Miva Street Cooroy am writing to oppose the car wash proposal at 34 Elm Street Cooroy. I am in favour of such a business for Cooroy, however not at 34 Elm Street but rather in the industrial estate. I have studied the subject plan where the proposed vehicular entry and exit to the car wash is to be from Opal Street and Diamond Lane. I believe that the extra traffic in this quiet lane and adjoining residential streets will cause congestion and noise for the nearby residents and business owners. There is already considerable congestion with traffic coming over the Myall Street / Elm Street bridge particularly during school opening and closing times. There is also congestion with traffic from the bridge then entering and exiting the BP Service Station. The car wash would only exacerbate this contributing to a road and pedestrian safety issue and to a lack of quiet enjoyment for nearby residents. Accordingly we would expect house values to be affected. In summary I oppose the subject application and ask that Council do several drive-through studies of the current congestion in this area and reject the proposal. Yours sincerely Frances Boyd
