Good afternoon, Dean. Apologies for the delay in getting back to you.

As discussed at the front counter the other day, the placement of any sheds or structures in the riparian zone would trigger a reassessment by the Council. However, since you already have an existing development permit, you could apply for a minor change
instead.

You would need to avoid placing the shed over any parts of the easement corridor and ensure no removal of vegetation adjoining the waterway that traverses the middle of the property. The Council's preference is to site all buildings and structures in areas with
the least potential impact on biodiversity.

For any application, you will need an updated proposal plan. The first step might be to engage a draftsman to determine the fit and suitability of the proposal within the identified areas on a scaled plan with dimensions.

Once you have a proposal plan, you can discuss it with a building certifier or consultant town planner to determine the next steps and the likelihood of meeting the relevant outcomes of the Noosa Plan 2020 (we can help in a limited, surface level capacity but
we can't take you step by step through an application on your behalf as it were as we are also the assessing authority).
