Currency Extension Application letter
Grounds for Extension
Section 87 of the Planning Act 2016 provides that an assessment manager may consider any matter it
considers relevant when determining a request to extend the currency period of a development approval. The
following matters are relevant to Council’s consideration of the applicant’s request:
• The development approval remains consistent with the current planning intent for the site under Noosa
Plan 2020. The approved development continues to accord with the Local Centre Zone, and there have
been no material changes to the applicable zoning, overlays, or assessment benchmarks since the
approval was granted. Key development controls, including building height, setbacks, and overall
outcomes, remain generally unchanged.
• The site is located within the established retail hub of Peregian Beach, and the approved development
continues to support and reinforce the function and vitality of the surrounding centre.
• Infrastructure and utility servicing requirements applicable to the approval have not changed and remain
capable of accommodating the development as approved.
• Granting an extension to the currency period will facilitate the orderly and timely delivery of a development
that remains appropriate, relevant, and aligned with Council’s strategic planning framework; and the
applicant is still advancing leasing plans for the project to enable the enable the commencement of
construction. This timing is not currently certain, and therefore an extension to the currency period is also
required to provide potential tenants with the confidence that they can enter into lease agreements. It is
noted that the applicant is intending to secure particular tenants which complement the Peregian Beach
precinct, to ensure the long term success of the project.
Landowner’s Consent
In support of this request, please find the consent of the current landowner of the site attached as Attachment
C as required by section 86(2) of the Planning Act 2016.
Summary
Based on the above grounds, the Applicant respectfully requests that Council grant an extension to the
Currency Period of the development approval of two (2) years until 16 February 2030. This extension is
reasonable and warranted in the circumstances.
A review of Council’s Development Assessment and Compliance Fees 2025-26 schedule identifies that a
Currency Period extension application attracts a fee of $4,052. This fee will be paid upon receipt of a fee quote
Council.
