PLANNING & ENVIRONMENT COMMITTEE MEETING AGENDA 9 AUGUST 2016
A generous 5.8m landscaped setback is provided to the nearest car spaces facing Garnet Street
with a mature eucalypt being retained within this garden. A wine glass shaped median strip garden
will screen the centrally located spaces. The car parking area does not dominate the streetscape
being well screened by a landscaped setback.
The relevant planning provisions for the proposal are identified in Table 1 below:

Landscaping
The proposal is deficient of 0.5% (15m²) of landscaping and does not provide 1 canopy tree for
every 4 lineal car spaces as required by the Probable Solutions of the Landscaping Code. The
Code seeks to reduce the visual impact of car parking areas, alleviate urban ‘heat sink’ and to
retain existing mature trees.
While the proposal is deficient of 15m² of landscaping, the majority of landscaping is to the Garnet
Street frontage providing good screening to the car parking. Customer seating and bicycle hoops
are provided near the forecourt entry in a garden setting which also softens any car park impact.
Notwithstanding the above, additional shade trees could be provided in the car park to alleviate
urban ‘heat sink’.
