8.0 CONCLUSIONS
Duke Environmental was commissioned by Altum Constructions to undertake this Bushfire
Hazard Assessment and Management Plan. The site is located at Resort Drive, Noosa Heads
and is described as Lot 7 SP178340.
The proposal consists of an application for a residential development comprising a total of 147
units with associated roads and infrastructure. The site was observed with topography
analogous with Undulating (>5% to 10%) to Rolling Hills (>10% to 20%).
Generally, based on the hazard scores we calculate the position of part of the development to
represent a high risk for bushfire attack, due to the site topography in this location and the
neighbouring Conservation Park.
The adopted predominant mature canopy tree height for the mapped hazardous vegetation
surrounding the proposed development is approximately 10m. The proposed building
envelopes allow a minimum 15m buffer to the canopy of this vegetation. The development on
site should include the removal of all hazardous vegetation and surface fuels on the site.
Based on the above assessment it is considered that the proposal be approved subject to the
recommendations in Section 7.0 of this report.
9.0 LIMITATIONS OF THIS STUDY
This study has been tailored to investigate issues at the area of interest, being Lot 7
SP178340, Resort Drive, Noosa Heads.
We consider that the study accurately reflects the status of environmental issues for the
proposed development at the time the study was undertaken. As stated in the Australian
Standard AS3959-2009:
“there is no guarantee that buildings will survive a bushfire event on every
occasion. This is substantially due to the unpredictable nature and behaviour
of fire and extreme weather conditions”
This report has been undertaken for the specific purposes of Altum Constructions, as detailed
in our correspondence to them, and is solely for the use of Altum Constructions.
This report is only to be used in full, and may not be used to support objectives other than
those set out herein, except where written approval, with comments, are provided by Duke
Environmental.
Duke Environmental accept no responsibility for the accuracy of information supplied to them
by second and third parties.
