Chief Executive Officer, Sunshine Coast Council.

Dear Sir

It is with shock that I read about the proposed "Material Change of Land Use" from Residential to Retail
Business Type 2. When one buys a property one doesn't expect that this change could occur by a
Developer approaching Council.

One of the worst features of the development is the proposal to have an entrance and exit in Skipper
Place. As it is we often experience quite a wait at the roundabout to exit Skipper Place. What a
nightmare with several cars trying to exit.

The other worry is more hoons in the area making a noise in a quiet neighbourhood with a lot of elderly
retirees. We also worry that many people may choose to park in Skipper Place and Keel Court rather
than using the proposed carpark.

The article in the newspaper states that Locals would love to have a fast food outlet. Why would they?
We have several in Thomas Street. We have McDonalds, Dominoes Pizzas, Red Rooster, and several
cheap cafes selling pizzas, hamburgers and other low-priced food. Many of these cafes suffer from not
enough patrons and some such as Capone's Pizza and Pasta have had to close. McDonald's Drive-in is
open 24 hours so that should be adequate for people wanting to buy food.

The article mentions a coffee shop. We have had 3 of those and they have all closed down in the time
we have lived here. There are also three bakeries in the area and a delicatessen. As for a liquor outlet
we have the huge Dan Murphies and another bottle shop on Thomas Street.

I suggest that the Developers build some attractive townhouses set back from the street. I'm sure these,
with beautiful landscaping would sell well. Much better than to have another Evergreen Centre which
turned out to be 'white elephant'.

Yours sincerely

Pam Ashby and Roger Omdahl
