6.2. Potential Impacts on the adjoining school
Council has express that would like an assessment of the potential impacts the proposed development may have on the
adjoining school to the east of the subject site.
It is considered that the proposed service station development will have little to no adverse impacts on the adjoining
school. The following is an outline of reason for this consideration:
The proposed petrol store building is located more than 10m form the school boundary
The nearest structure on the school boundary is the pump house for the school pool
The proposed service station is orientated away from the school and towards the Eumundi- Noosa Road
frontage, providing visual distinction between both sites.
The service station refuelling area is sufficiently distanced from the school boundary which is greater than 25m.
All vehicle access relating to the service station and future proposed Lot 2 development is obtained via
Eumundi- Noosa Road which is more than suitably distanced from the school access off Walter Hay Drive.
A dedicated pedestrian pathway from Walter Hay Drive is proposed. This pathway connects Walter Hay Drive
directly to the site and the store building, thus reducing any potential conflict between pedestrians and vehicles.
