2.2. Surrounding Land Uses
The subject site is immediately adjoined by community uses zoned land which comprises a school to the east and sub-
station to the north of the site.
It is considered that the proposed service station development will have little to no adverse impacts on the adjoining
school as the proposed petrol store building is located more than 10m from the school (school sports centre pool pump
house) and is landscaped appropriately. Refer Appendix B - Detail Survey.
Across Eumundi-Noosa Road and Walter Hay Drive comprises Industry zoned land comprising of a mixture of industrial
and commercial land uses.
Opposite the site, across Eumundi- Noosa Road comprises a car sales yard, a bicycle shop and a Bob Jane T-Mart.
Opposite the site, across Walter Hay Drive comprises a car sales yard. This site has been approved for a service station,
retail and industrial development.
As can be seen by the predominant industrial nature of the surrounding locality, the proposed development is considered
to be compatible.
Refer Figure 7 below for an aerial view of adjoining and surrounding land uses.
