Dear Sir/Madam,
Information Request
Planning Act 2016
I refer to your application and advise that Council requires further information to satisfactorily assess the proposal.
application details
Application No.	MCU21/0162
Street Address:	Noosa Lakes Resort 95/3 Hilton Tce Tewantin Qld 4565 Noosa Lakes Resort 3 Hilton Tce Tewantin Qld 4565
Real Property Description:	SP 115731, Lot 95 SP 115731
Planning Scheme:	Noosa Plan 2020 (25 September 2020)
INFORMATION REQUIRED
The information requested is set out below:
PLANNING
Issue
It is understood that the site provides a total of 83 onsite spaces (35 exclusive use + 48 visitor) which exceeds the collective parking rate required by the proposed uses. Noting the residential component of the development includes 94 dwellings, additional assessment is required to determine the parking demand generated by the residential uses and how this impacts the aggregate parking supply available to service the proposed development (i.e. how many of the 83 spaces would be occupied by visitors associated with the residential use onsite).
Information Required
1.	Provide further assessment to address the above item.

Issue
Performance Outcome PO7 of the Parking and Manoeuvring Code requires that on-site vehicle parking is easily identifiable and accessible from the driveway of the property and located as close as practicable to the entrance of the building. The proposed parking to service to new uses are not conveniently located and would be difficult to navigate towards. This limits the parking supply available to service the proposed uses as it is not anticipated that customers would utilise scattered spaces inconveniently located throughout the site.
Information Required
2.	Provide further assessment to address the above item.

Issue
No floor plans have been provided for the upper level of the conference facility. Council are not able to assess the extent of the office and community use.
Information Required
3.	Provide an updated plan set to include am upper-level floor plan.

Issue
Located in a Tourist Accommodation Zone, Noosa Lakes Resort is identified and protected for the specific purpose of a short-term accommodation under the planning scheme. With visitor accommodation being the primary use, the Tourist Accommodation Zone Code does allow for a mix of ancillary and complementary business activities which create vibrant atmosphere and complement and enhance the function of the short-term visitor accommodation.
Such uses include cafes, restaurants, entertainment, function facilities etc. Other uses such as banks, professional offices, supermarkets, showrooms, hardware stores and health care services are not envisaged within the Tourist accommodation zone.
The proposed office use is not consistent with the intent of the Tourist Accommodation Zone Code.
Information Required
4.	Provide further assessment which demonstrates the proposed Office use is consistent with the Overall Outcomes of the Tourist Accommodation Zone Code and the Tewantin Local Plan Code.

Issue
The proposal plans do no correctly calculate the total use area for the Food and Drink Outlet as defined by the planning scheme (i.e. use area is not limited to the location of tables/chairs as shown on drawing TP204, RA dated 13/08/21).
Information Required
5.	Amend the plans and subsequent car parking calculations to capture the total use area as defined by the planning scheme.
