4 Response
The proponent of the scheme, AVC Venue Co, has worked with its architects and other consultants
over the many months since the information request was issued, to address the issues raised in the
information request about the heritage impacts of the lodged scheme, as well as the other items raised
in the request. The scheme has been revised in response to these heritage concerns and indeed the
other concerns.
This response has been prepared with the assistance of a revised set of plans for the scheme by Red
Design Group. The revised plans are numbered as follows:
• TP00 Rev 6 Submission Cover Sheet & Location Site Plan;
• TP01 Rev 5 Existing Site Photos;
• TP02 Rev 6 Existing Site Plan;
• TP03 Rev 7 Existing Conditions & Demolition Plan – Ground Level;
• TP04 Rev 7 Existing Conditions & Demolition Plan –Level 1;
• TP05 Rev 6 Existing Conditions & Demolition Elevations;
• TP05.1 Rev 3 GFA Plans and Site Coverage;
• TP06 Rev 11 Proposed Site Plan;
• TP07 Rev 7 Proposed Ground Floor Plan;
• TP08 Rev 7 Proposed Level 1 Plan;
• TP09 Rev 6 Proposed Beer Garden;
• TP10 Rev 7 Proposed External Elevations;
• TP11 Rev 6 Proposed External Elevations.
The proponent has considered the heritage concerns of Council in the information request and
modified the scheme in a number of important ways to address these concerns. This is set out in the
text below.
4.1 Comparative Analysis
For points 11 and 12, the following information in response is provided.
The Noosa Plan has identified 63 Local Heritage Places in the local government area as well as
character areas in Cooroy, Pomona and Cooran. Of the 63 local heritage places listed, the other
hotels identified in the planning scheme are the Country Life Hotel at 69 Main Street, Kin Kin, and the
Pomona Hotel at 1 Station Street, Pomona.
Both of these hotels were constructed in the early twentieth century (1910s) and are two storey
buildings of timber with corrugated metal roofs. Both are considered good representative examples of
two storey timber hotels from the early twentieth century period, and important for their social
significance as well established hotels in these towns.
These are clearly earlier examples of hotels compared to the Royal Mail Hotel, and from different
historical and architectural periods. While the Royal Mail Hotel is a two storey building form with
verandahs, like these other examples, the Royal Mail Hotel was constructed of rendered and painted
masonry with a terracotta tiled roof, unlike these others.
