You are advised that:
Issue – Plot Ratio
Specific Outcome O8 of the Eastern Beaches Locality Code requires a maximum plot ratio of 0.45:1 for Multiple Housing Type 2 Duplex. It is noted the Town Planning Report provided with the application material states the plot ratio is 0.45:1 or 324.12m2. Council’s assessment of the proposal plans indicates the plot ratio is in excess of 0.45:1.
Advice
Council will issue a Preliminary Approval conditioning that amended plans complying with the 0.45:1 plot ratio must be submitted to Council prior to any further development applications being made.
Alternatively, please notify Council by 24 February 2020 if you wish to provide updated plans complying with the plot ratio requirement. If this is the case, an extension to the decision period will need to be requested in order to give Council sufficient time to assess the updated plans.
