Subject: Proposed Carwash Cooroy

Application Ref: MCU 22/0201
34 Elm Street Cooroy 4563

To whom it may concern, 30/10/2023

I reside at 11 Opal Street which is a unit complex 2 doors down from the proposed carwash. I have concerns and object to the Carwash been approved for this site.
Firstly, as a resident of Opal St for over 3 years I have noticed the increase of traffic on this street but also the traffic on Elm St and Diamond Lane which I face onto. At certain times turning either north or south out of Opal St onto Elm St can take quite some time as the traffic flow is consistently heavy and can be made worse at peak and school hours.
The entrance to the carwash is very close to the intersection of Elm & Opal Streets which could be hazardous at the times I am referring to as you not only have to negotiate the passing traffic but vehicles turning into the entrance of the fuel station, coming out of the fuel station, tankers that block Opal St waiting to enter the fuel station. Plus buses that stop at the bus stop in front of the proposed site and drop off school children that cross the intersection or walk to waiting parents that park in Opal St.
The proposed entrance to the carwash will create further issues as cars and RV cars towing caravans between 4 to 7 metres long negotiate the entrance after just turning into Opal St. Also as I mentioned, school children walk down Opal St to meet parents that are parked and will have to be wary of crossing the entrance to the carwash. I have attached photos off the corner of Opal & Elm St and also looking up to the intersection at school drop off time.

Secondly, the plans are to slightly widen the west end of Diamond Lane so users can exit to the left. Diamond Lane is considered a 2 lane street which is in urgent need of upgrading. For vehicles that travel east along the lane, some using it after using the Wessell fuel station, some service vehicles for the rear entrance to the vet surgery and drivers that use it as a cut through when the Elm & Diamond St intersections are busy, the exit will only create more problems and is not appropriate for this kind of laneway. Also if vehicles are heading back east, they will then have to turn back into Opal St, Kauri St and turn right onto Cooroy- Noosa Rd.

Thirdly, the noise that will impact the nearby residents. I met with the developers of the proposed carwash and they guaranteed we would not hear 1 The massive pumps
2, The water blasting of the cars, caravans etc
3, The industrial vacuums
4. The timers that beep loudly when a cycle is completed
though they have not been to my residents which is on the first level of a townhouse and there are no barriers to stop sound travelling.

To be profitable the developers are expecting around 60 to 80 cars going through a day. Plus the vacuum and dog washing facilities. Then also the take away? shop area. This plus staff and user parking will greatly impact Opal St and Diamond Lane.
I have read the traffic impact report by Traffic Transport Plus which was conducted in October 2022 Ref; 10608 and as a local, strongly disagree with some of the findings in this report.
I am available to meet with council regarding this matter and hope you consider my concerns.
Sincerely
Kathryn Ainscow
