Mr Patrick Murphy,
The Assessment Officer,
Noosa Shire Council
[email protected]

Dear Mr Murphy,

Objection to the Scanlon Group Development Application
215-219 David Low Way, Peregian Beach
                       MCU 16/0153 & REC16/0041

I have owned property in Peregian Beach since 1990 and am a permanent
resident and an active member of the local community.

I object strongly to this development application (DA).

My primary objection is on the grounds that the DA fails on numerous counts
to meet the requirements for Open Space Recreation set out in the Noosa
Plan, the Eastern Beaches Locality Code and the specific requirements for
this site. The community has a reasonable expectation that the Noosa Plan
will be substantially adhered to and there are no compelling reasons put
forward in the application that would warrant this expectation being
compromised.

Further to the above, I note the following:

   - The development seeks to provide predominantly small lot, high
density housing, but with relatively large homes, potentially priced
above the average price for Peregian Beach. This type of
accommodation is completely out of character with the local
       environment.
   - The proposed visitor accommodation is a small proportion of the total
development and is staged subsequent to the housing. It is unlikely
that it will be low cost.
   - Traffic congestion on the David Low Way has increased materially
since the IGA was opened on the site. A major cause of this is the flow
of pedestrians between Peregian Beach Village and the development.
If the development was to proceed, the resulting heavy traffic
congestion would cause a significant reduction in amenity in the village
       and an accident black spot.
