My apologies for not responding sooner.
In terms of the proposal if you can:

    •   Comply with site cover requirements
    •   Comply with side boundary setbacks
    •   Remove the pergola and walkway and plant out the front setback in front of the studio
    •   Provide the carport with a setback of 5m (nth) and 6m (sth) to the front boundary
    •   Demonstrate that the reduced setback to the carport does not impact on the adjoining neighbour to the
        north
    •   Home based business – no employees and tandem space on site for client

Then I think we could relook at the proposal.
