With respect to the above project Lindsay Consulting Pty Ltd were engaged to carry out
the engineering inspection throughout the construction process.
During the construction process, Lindsay Consulting noted that the builder
encountered unexpected problems with the soil conditions change in Special Condition
5 of the MCU 17/0599 .
As shown in the following figure the site has a sewer positioned line along the northern,
left hand when facing from Grant Street, side of the development.
Further, as shown in the following figure, the site has an existing stormwater line
positioned in the neighbouring allotment to the southern, right hand when facing from
Grant Street, side of the development

Difficulties in retaining the soil profile and hence the sewer and stormwater mains either
side of the allotment occurred during excavation of the site and removal of the existing
pool.
Based on this it was recommended to maintain the Finished surface levels along the
sides of the site within 100 mm of the adjacent properties existing levels. This meant
that the rear of the site could not be filled so the pool decks were made suspended with
the section over the sewer on the site removable and the existing pre-development soil
profile maintained as much as achievable.
Lindsay Consulting Pty Ltd is of the opinion that the basement condition has been
achieved at the back by creation of the supporting retaining walls with a suspended
slabs.
It should be noted that along the northern and southern boundary the basement condition
was impossible to achieve for the following reasons:
• Importing of fill would have been required along the northern and southern
sides of the development with the fill on the northern side of the development
being over the existing sewer line, in contravention of the standard practice
of not filling over the existing sewer line.
• The filling would have required extensive retaining along the sides of the
development with limited space (particularly the sewer side of the
development) in poor soil conditions with the site erosion.
The engineering solution of not filling the site, maintaining the existing levels as far as
practicable, provision of suspended decks over the pool areas, stabilization of the site
during and post construction and non-provision of retaining wall along the boundaries

had the additional benefit of removing all the equipment Pool Pumps / Pool Heating /
Air Conditioning / Hot Water Heat Pump from view of the street and the neighbours as
well as having addressed the noise levels of all the services equipment.
