Dear Sir / Madam,

Re: RAP application for property located at 22 Turpentine Road, RINGTAIL
    CREEK QLD 4565 described as Lot 2 RP 846208 - Property No.157310.

It has recently been brought to Council attention that no final inspection has been
conducted regarding the Secondary Dwelling and Planning Application RAP17/0523
and there may be outstanding conditions of the approval requiring attention in relation
to flooding and water overflow. It is also noted that a second driveway has been
constructed contrary to the approval and approved plans.
Condition 8 and 9 of the approval requires certification from an engineer to indicate
compliance of the Development Approval conditions and that the dwelling has been
constructed according to the approved plans (ie: height levels). In relation to the
construction of the second driveway, it is not part of the approved plans as the
driveway to the secondary dwelling is shown on the approved plans directly from the
main dwelling house. Please either remove the second driveway and reinstate the
road reserve to the satisfaction of Council or submit the appropriate Operational Works
application to Council including necessary engineer’s reports and plans.
Please note condition 4-7 of the approval also need to comply regarding building
appearance and landscaping.
Please take action to address this matter and confirm in writing/email your actions by
close of business Monday 30 November 2020, marked to the attention of Michael
Cantori. If you do not respond to this request within this timeframe, we will review our
options to remedy this breach.
