building envelope area is in the most practical location, is adequately separated from side and rear boundaries
(i.e. adjoining rural properties), is free of any environmental constraints (i.e. vegetation and bushfire) and is
an established accessible area on the property. As such, the proposed building envelope satisfies PO2 & PO8
on the following grounds:
• The building envelope does not result in the loss or diminished productive capacity of Agricultural
Land Conservation Area;
• The building envelope area does not result in environmental harm or nuisance;
• The building envelope area does not impact on ecologically important areas; and
• The building envelope area avoids conflict with rural uses and activities on adjoining properties.
We look forward to receiving Council’s favourable decision for this application in due course.
Yours faithfully,
Blake Bell BRTP, M.P.I.A., CPP, MDIA
