Dear Sir/Madam
Information Request
Planning Act 2016
I refer to your application and advise that Council requires further information to satisfactorily assess the proposal.
application details
Application No.	132004.5633.03 (Other Change)
Street Address:	35 Rules Rd Pomona Qld 4568
Real Property Description:	Lot 3 RP 814545, Lot 6 RP 848414
Planning Scheme:	The Noosa Plan (8 June 2018)
INFORMATION REQUIRED
The information requested is set out below:
Issue
The proposal seeks to increase the scale and footprint of the existing meditation centre.
It was discussed at the site inspection that as a result Sate Government discussions, the extent of clearing has been reduced by further limiting the developments footprint.
It was also discussed that the existing access track near the male student accommodation may be utilised for bushfire purposes and may positively change the extent of clearing.
It is not clear if the development is proposed to be staged.
Information Required
Please provide a consolidated up to date plan/s (including an aerial image overlaid with layout) showing the following:
a updated consolidated footprint to minimise clearing;
bushfire setbacks and areas of vegetation required to be cleared for bushfire purposes (including bushfire access tracks);
staging of the development;
offset planting as part of stage 1.
Issue - Traffic
The proposal seeks to increase the scale (approximately double the number of students, teachers and include servers) of the centre and plans indicate only an additional 13 car spaces to be provided. It appears this may not be sufficient for the intended use.
No information has been provided in relation to the potential traffic impact on Rules Road.
Information Required
Please provide an analysis and demonstrate the carparking onsite is sufficient for the intended use. Historical parking generation data should be included.
Demonstrate Rules Road is of a sufficient standard to provide safe access to the site when considering the proposed increase in traffic generation expected from the proposal.

The due date for providing the requested information is 15 March 2021. Please advise Council of your response to this information request in accordance with section 13 of the Development Assessment Rules.
