STORMWATER MANAGEMENT PLAN Client: Thomco (No 2087) Pty Ltd Location: 215 David Low Way, Peregian Beach 5.0 STORMWATER QUANTITY As the development proposes to increase the amount of impervious areas when compared to the existing site condition, the development will result in an increase in stormwater peak flows. The proposed stormwater quantity management for this site ensures no actionable nuisance occurs due to development of the site. The proposed arrangement also ensures that the receiving environment will not be detrimentally affected by the increased flows. 5.1 Receiving Environment The site discharges directly to a Council Reserve to the west then to the Emu Swamp section of the Noosa National Park beyond. The topography of the area would be described as extremely flat with no defined creek within approximately 550m. Due to flat topography, heavy vegetation and the distance from a defined creek, this environment is considered to be at very low risk of erosion. In addition to the natural attributes of the receiving environment, the discharge point from the site is approximately 1,000m upstream of the nearest drainage infrastructure. This infrastructure is a culvert, of unknown size, under a gravel section of Woodland Dve which is not accessible to the public (refer Figure 4). This infrastructure, considering the topography and being such a distance downstream of the discharge point, would experience a negligible change in flows from the development of this site. Approximate Flow Path From Development Site to Woodland Dve Culvert Development Site Figure 4 - Flow Path to Woodland Dve (source: Google Earth) 5.2 Pre/post Developed Flows The proposed development will increase the impervious area of the site from 870m2 to 8,154m2. This increase in impervious area will result in an increase in the peak stormwater runoff from the site. Rational calculations have been carried out to provide an indication of the expected increase in peak Covey Associates Pty Ltd 10 Project No: 162042 Consulting Engineers 100949Rpt Issue B
