1.0 INTRODUCTION DFS Group (DFS) has been commissioned by Scanlon Property Group to prepare a Bushfire Management Plan for land at 215 David Low Way, Peregian Beach (hereafter referred to as the ‘subject site’) (Figure 1). The subject site covers approximately 2.313ha of land and is formally described as Lot 77 on RP231615. The landowner has a development permit from Noosa Shire Council (MCU13/0251) to develop a 5,800m2 portion of the subject site for the purposes of a retail centre. The Noosa Plan (2006) maps the subject site as containing areas of Medium Bushfire Hazard and therefore any development of the site requires the preparation of a compliant Bushfire Management Plan which demonstrates that bushfire risk management has been comprehensively addressed. This Bushfire Management Plan (BMP) assesses the nature and proximity of the potential bushfire hazard to the subject site with reference to the State Planning Policy 1/03 Guideline – Mitigating the Adverse Impacts of Flood, Bushfire and Landslide (SPP 1/03 Guideline). Bushfire protection measures to be undertaken are compared against the requirements of the Natural hazards overlay code within the Noosa Plan (2006). These measures relate to construction and maintenance of asset protection zones and landscaping areas, site access arrangements and water supply.
