2.0 PROPOSED DEVELOPMENT
The landowner has a development permit from Noosa Shire Council to develop a 5,800m2
area in the south-eastern potion of the subject site for the purposes of a retail centre. The
development will be accessed from an existing unnamed road adjacent to the southern
site boundary.
The proposed development layout is shown in Figure 2.
As part of the approval, 0.53ha of land in the western portion of the site and bordering the
Noosa National Park will be rehabilitated in accordance with an Ecological Restoration
Plan (Gondwana Ecology Group 2015) and dedicated to the Crown (with Council as
Trustee) for parkland for environmental protection purposes pursuant to the Land Act 1994.
The balance area of the subject site (1.203ha) will remain in an undeveloped state and
maintained as lawns/gardens for the foreseeable future. However, the balance area may
be subject to future development. This BMP therefore considers the approved
development as well as potential impacts on the balance land.
