Dear Sir/Madam
Information Request
Planning Act 2016
I refer to your application and advise that Council requires further information to satisfactorily assess the proposal.
application details
Application No.	MCU20/0002
Street Address:	Seven Flags 195 Weyba Road, Noosaville Qld 4566
Real Property Description:	Lot 0 on BUP102401
Planning Scheme:	The Noosa Plan (8 June 2018)
INFORMATION REQUIRED
The information requested is set out below:
Issue – Gross Floor Area
It is noted that the application material indicates the total gross floor area (GFA) of the development is 340m2, however Council’s calculations indicate a GFA of approximately 380m2.
Please note, should the GFA be 380m2, additional carparking requirements will need to be addressed.
Information Required
Please provide a GFA Plan confirming proposed total GFA and update application material accordingly, including carparking requirements if applicable.
Issue – Height
The proposed development exceeds the maximum building height of 8 metres, as per Probable Solution S8.1 of the Noosaville Locality Code. The addition to the clerestory increases the total existing height non-compliance, whilst also reducing the setback of the non-compliance to the road boundary.
Information Required
Please provide updated plans removing the proposed additional clerestory.
Issue – Roof Form
It is unclear whether the roof form of the proposed development complies with Probable Solution S20.1 of the Noosaville Locality Code.
Information Required
Provide amended proposal plans that demonstrate compliance with Probable Solution S20.1 of the Noosaville Locality Code.
Issue – End of Trip Facilities
It is unclear whether any lockers will be provided onsite as per Probable Solution S31.3 of the Business Uses Code.
Information Required
Please confirm whether any lockers are proposed, and if so, proposed number and location in accordance with S31.3 of the Business Uses Code.
Issue – Landscaping
Probable Solution S1.1 of the Landscaping Code requires a minimum of 10% of the site to be landscaped, with minimum dimensions of:
6m width from the boundary to Webya Road; and
3m width from the boundary of land in a residential zone.
It is noted that the proposal plans do not provide the minimum dimensions required under the planning scheme, particularly in relation to the rear boundary adjoining the residential zone.
Information Required
Provide amended proposal plans that demonstrate compliance with Probable Solution S1.1 of the Landscaping Code.
Issue – Carparking Dimensions
The proposed carparking spaces are not dimensioned and it is unclear as to whether they are in accordance with AS/NZS2890.1:2004, namely with regards to widths considering adjacent obstructions (walls, pillars, etc.) and user class.
It is Council’s opinion that – in line with AS/NZS 2890.1:2004 – the user classes for the car parking facilities of the proposed development are User Class 1 for staff and User Class 3 for customers. This classification requires the parking bays to have a minimum width of 2.4 and 2.6 respectively.
Information Required
Provide dimensioned plans of the proposed carparking area, considering:
that the dimensions of the spaces and associated clearances must be in accordance with AS/NZS2890.1:2004 for the relevant user class;
AS/NZS 2890.1:2004: clauses 2.4.1 (b) (ii) (Adjacent Obstruction); and 5.2 (Column Location and Spacing); and
that staff allocated car parks must be clearly indicated.

Issue – Carparking Manoeuvrability
It is not clear that vehicles, parked in car spaces marked P1 to P5, can leave the site in a forward gear using a maximum two-point turn.
Information Required
Demonstrate that cars, parked in car spaces marked P1 to P5, can leave the site in a forward gear, using a maximum two-point turn.
Issue - Stormwater
From a site inspection and the submitted information, it is not clear how stormwater will be managed.
Information Required
Provide a stormwater management plan for the subject site including, but not limited to, details and location of proposed stormwater discharge outlet(s).
due date for response to information request
The due date for providing the requested information is 20 May 2020. Please advise Council of your response to this information request in accordance with section 13 of the Development Assessment Rules.
If you do not provide a response before the due date, it will be taken as if you have decided not to respond to the information request and Council will continue with the assessment of your application.
