1. It is noted that the proposed development is non compliant with Low Density
Residential zone code.
a. A07.1 maximum building height,
b. A08.1 site cover,
c. A08.2 GFA max 500m2,
d. A09.1 front boundary setback,
e. A016.3 roof top terrace.
2. The property has a major constraint being the Unity Water sewer main that traverses
the property and restricts the possible location of the proposed dwelling.
3. To position the proposed dwelling at the 6m setback would locate the dwelling over
the sewer main which is undesireable.
4. The side boundary setbacks are within the Noosa plan setback allowances
5. The proposed site location is in the most accessible part of the property, which
provides the best design options.
6. The access to the site is via a service road and does not require direct access to the
David Low Way.
7. The design has been carefully chosen to be aesthetically pleasing.
8. Similar structures are located in the general area which have been identified by the
owners of the property, this may indicate that precedence has been established.
We believe that the proposal will:-
