Dear Sir
Re: MCU25/0057, OPW25/0078 and RAL25/0010
Lot 8 on RP72243, No. 9 George Street, Noosaville
We have reviewed Noosa Council’s request for information dated 20 June 2025 and provide our response to the
Engineering related items.
Issue 1 - Additional Ponding on Adjoining Properties:
Provide additional detail to demonstrate compliance with Performance Outcome 10 (c) and (e) of the Flood
Hazard Overlay Code. The additional detail must be prepared by a suitably qualified person (RPEQ).
Response:
In response to Council’s request for additional information regarding potential flooding and stormwater impacts
to the adjacent property at 7 George Street, we provide the following clarifications:
• The adjacent property at 7 George Street maintains positive surface grades towards its street frontage,
ensuring that stormwater runoff from this site continues to drain to the lawful point of discharge (refer to
the enclosed survey plan for confirmation).
• The subject development site at 9 George Street, Noosaville is not a lawful point of discharge for
stormwater from 7 George Street. As such, there is no obligation for 9 George Street to receive or
manage runoff originating from the neighbouring property.
• Any stormwater that may temporarily pond against the proposed retaining wall originates solely from the
7 George Street property itself and is not redirected from, or impacting, any third party. As outlined in
Section 3.03 of the Queensland Urban Drainage Manual (QUDM), the temporary ponding or retention of
stormwater within a single property boundary does not constitute an adverse impact under the Code.
• The proposed retaining wall and associated filling works on 9 George Street have been designed to
ensure no redirection, concentration or discharge of stormwater onto adjoining properties, thereby
complying with PO10(c) and (e) of the Flood Hazard Overlay Code.
• From a legal standpoint, property owners are not obliged to accept overland flow or stormwater runoff
from upslope neighbours, unless a lawful point of discharge exists. The proposed earthworks respect
this principle and have been prepared accordingly to ensure there is no legal liability or drainage burden
placed upon 9 George Street from adjoining lots.
Based on the above, we consider the proposed development at 9 George Street satisfies the relevant
performance outcomes of the Flood Hazard Overlay Code, and no adverse flooding or drainage impacts are
expected on adjoining properties.

Issue 2 – Garage Carpark Manouerving:
Provide vehicle turn paths demonstrating that a B85 vehicle can enter and exit each garage carpark. The turn
paths must assume the adjacent carpark is occupied and comply with Figure 5.2 of AS2890.1.
Note that vehicles are not required to exit the site in a forward gear.
Response:
We have included an additional drawing to display a B85 Swept path. We note that this wasn’t included in our
original drawing set as there was very little concerns on the vehicle maneuvering for the proposed development.
If you require any further information, please do not hesitate to contact our office.
Yours faithfully
