Waterway Retention Design Comments - 25 Pavilion St POMONA 22122022
NCES Ref J000908 22 December 2021 Noel Shipp [email protected] Dear Noel, RE: Comments regarding suitability of proposed waterway retention for proposed RAL at 25 Pavilion St, POMONA QLD 4568. Please find herein my comments regarding the suitability of the proposed design for the waterway retention at 25 Pavilion St, POMONA. My comments are made with reference to the revised POD provided as Attachment 1 and in my opinion accord with the outcomes of the site meeting held on Monday 20th December of which yourself, myself and Amanda Turner (Noosa Council Senior Environment Officer) were in attendance. The revised layout retains the cleared swale drain which is mapped as a waterway south of the onsite dam and replaces the in line dam with a bio retention basin; Lot 600, which will be dedicated to Council as drainage reserve. It was agreed at the onsite meeting that the historical flow path associated with the mapped waterway was likely to have flowed in a north westerly direction either past or partly through the dam and then north along the western perimeter of the dam. This general alignment can be identified on the POD which shows contours reflecting such. Given the current mapping does not reflect this, it was agreed that the assumed historical flow path external of the proposed Lot 10 BLE should be captured in covenant and rehabilitated. This enables the overflow from the bio retention basin to continue to be discharged to the west where it would be captured in the existing north south aligned conveyance flow path that will be positioned immediately adjacent to the basin. The proposed covenant and rehabilitation design, inclusive of the bio basin, results in a 10-40m wide riparian corridor being reinstated through the site which is an excellent biodiversity outcome for the local area and will support the future rehabilitation prospects of downstream areas as they are development overtime. The initiative also supports the even more significant biodiversity outcome associated with the extensive revegetation and rehabilitation of the Riparian Protection Area in the far west of the site. The revised layout is therefore unequivocally supported. Note , the rehabilitation palette of the covenant area and bio basin should reflect the local regional ecosystems in the area applicable to the underlying geology and also be cognisant of not exacerbating bushfire risk and or storm damage to future lots. Should you have any queries regarding this matter please do not hesitate to contact me. Sincere regards, Joshua Lee - Director B. Sc.
