On behalf of our client, Coral Homes Qld Pty Ltd, we request Council’s approval to site a
proposed dwelling house at 320 Black Mountain Road, Black Mountain. The proposal is
identified as being located within the biodiversity, waterways and wetlands overlay and
includes a reduced setback to the side boundary within a rural zone.

Please accept this letter and attached documentation for a request for a referral agency
planning application. The attached assessment demonstrates compliance with the relevant
performance outcomes in the Noosa Plan 2020 (26th September 2025).

Please review the attached request. We believe the proposal generally complies with the
planning scheme requirements and we request Council to decide on the proposed dwelling
