Dear Sir/Madam,

Development Application MCU 16/0153 and REC16/0041 - Multiple Housing Type 4
Conventional (26 Units), Visitor Accommodation Type 4 Conventional (20 units) and
both Multiple Housing Type 4 Conventional and Visitor accommodation Type 4
Conventional (12) (Total 58 Units) & Subdivide 1 Lot into 29 Lots (Community Title)

| refer to the letter from Adam & Sparks Town Planning and Development of 30 March 2017
regarding the public notice of a Development Application - Development Permit for a Material
Change of Use on land described as part of Lot 77 on SP231615.

The Queensland Parks and Wildlife Service (QPWS) advise that the application area
directly adjoins the Peregian Section of Noosa National Park (Lot 147/NPW889) that
contains a good representation of Regional Ecosystems 12.2.12 and 12.2.15, closed
heathland/sedge land on seasonally waterlogged sand plains, both of which are classified
as ‘Of Concern’.

Both Regional Ecosystems are prime habitat for a number of species listed as Endangered,
Vulnerable and Near Threatened under the Nature Conservation Act 1992 (NCA) and
Endangered under the Commonwealth’s Environment Protection and Biodiversity
Conservation Act (EPBC) including the ground parrot and wallum froglet. The Peregian
Section of Noosa National Park is particularly recognised as a stronghold habitat for the
endangered ground parrot on the Sunshine Coast.

QPWS has no objection to the lodgement of the Development Application on the basis that
there will be no impact on the adjoining Peregian Section of Noosa National Park.
Specifically, as the development adjoins fire dependant bushland, it is imperative for the
development to accommodate appropriate fire mitigation measures including the
establishment of a fire buffer adjacent to bushland consistent with Izone requirements that
will allow for unimpeded and all weather access for emergency vehicles including urban fire
brigade units.
