Dear Ms Williams,
Re: Driveway access assessment for proposed cabins
At: 315 Sister Tree Creek Road, Kin Kin, QLD 4571
With reference to the abovementioned property we have carried out an assessment of the
line of sight for the proposed driveway access on Sister Tree Creek Road.
The driveway is proposed to connect to Sister Tree Creek Road on the eastern
frontage of the property, providing access to four proposed cabins. The proposed
driveway crossover is to generally be constructed in accordance with the Noosa
Council Standard Drawing RS-056. Survey information for the property was not
available, however during the site visit visual examination of the location of the
proposed driveway confirmed the existing access to the site to be a suitable location.

The subject section of Sister Tree Creek Road is a sealed rural road, with a posted speed
limit of 80km/h. A site visit was undertaken on the 16/05/22 to examine the proposed
access point and investigate available sight distances from the proposed access location.
This assessment has been supported by sight line analysis using Noosa councils interactive
maps.
The attached line of sight plans provided show the distance available (clear of trees and
obstructions) as outlined below.
- Proposed Sister Tree Creek Road driveway
o Sight distance southeast – 130m
o Sight distance northwest – 310m

Figure 5- Proposed driveway north sight line (A-C) – 310m
Australian Standard AS2870.1 2004: Off-Street Car Parking section 3.2.4 describes sight
distance requirements for access driveway exits. For an access driveway fronting an
80km/hr road to achieve a desirable 5s gap to enter traffic, a sight distance of 111m is
required, with absolute minimum of 105m acceptable.
Assessed against this criteria, the location of the proposed residential driveway is able to
demonstrate a compliant sight distance of 130m to the south east and 310m to the north
west of sight distance available as per the attached plans. All line of sights provided are a
minimum of 300mm clear of all trees and vegetation. It is recommended that trees
overhanging the road in the north west direction be trimmed should they impact clear line
of sight in the future to maintain visibility.
Based on this analysis, the sight distances at the proposed access location exceed the
required sight distance for an 80km/h speed environment with 5 second gap acceptance,
and therefore the proposed access location is able to provide appropriate visibility for safe
access.
Yours faithfully,
RECOR Pty Ltd
