Applicant's Information Response
Information Required
4. Provide information on the size of the root balls of the ex-ground Delonix regia street
trees that are proposed to be installed in the frontage, including the size of the planting
area to accommodate the root balls.
5. Provide information of the height and canopy spread of the proposed Ex-ground Delonix
regia street trees at the time of establishment in the streetscape.
Applicant’s Response
Details of the proposed replacement street trees are provided on the Landscape Plans in Attachment
E. At this stage is it is anticipated that the replacement trees will be 400l, 3m high with a 550mm root
ball.
Council Issue – Landscape Plans
There are unlabelled structures are shown on landscape plans. Additionally it is not clear what
percentage of the site is proposed to be landscaped.
Information Required
6. Clearly label structures within the landscape areas, such as 3rd party devices like booster
pumps and consider the appropriateness of their location.
7. Indicate on the plans how much of the site is to be landscaped in accordance with the
provisions of Noosa Plan.
Applicant’s Response
The amended Landscape Plans in Attachment E have been updated to label all the relevant structures
as requested.
Details of the extent of the landscaping on the site were provided on the original Proposal Plans but this
information has now been added to the landscape plans as well. These figures confirm that 808m2 (32%)
of the site is landscaped which is significantly higher than the 10% sought by the Noosa Plan.
Council Issue – Location of access easement for pedestrian access
“The Tewantin Framework & Character Plan shows the need for a key pedestrian/cycle link along the
entire northern section of Lot 903. It is noted that the proposed access easement shown on the proposal
plans is not located across the entire northern boundary as shown on the Plan.”
Information Required
8. Amend the proposal plans to show the key pedestrian/cycle link as required by the
Tewantin Framework & Character Plan.
Applicant’s Response
A 3m access easement is now shown clearly on the Proposal Plans. Consistent with condition 21 of the
current approval, MCU17/0014, the easement extends from the eastern side of the bin area along the
remaining length of the northern boundary. Figures 1 and 2 below illustrate that the proposed
easement remains consistent with that previously approved and accepted by Council.
