Ecological Assessment Report v1 NCES REF: J001050

5 DEVELOPMENT IMPACTS AND MITIGATION

5.1 Flora and Vegetation Communities

5.1.1 Impacts
5.1.1.1 Native Vegetation
The development has avoided the intact bushland areas (VC1) onsite by locating the proposed
building envelopes within existing modified areas (VC2). The proposed boundary location has
avoided dissecting intact bushland areas precluding a small protruding unit of approximately 135m²
of VC01 to the west of the Lot 1 eastern BLE (refer Plate 12). The extent of impacts is defined in
Figure VC02 Extent of Development.
It is noted the section of boundary through VC01 is aligned along an historical farm track which
previously already dissected this small unit from the adjacent balance bushland unit. The unit was
dominated by Acacia melanoxylon (blackwood) but also contained a single Syzgium spp (lilly pilly)
and Cordyline rubra (palm lily) over a Calochlaena dubia (soft bracken fern) understorey and was
considered synonymous with the adjacent VC1 vegetation.
Although it is not proposed to clear this protruding unit of vegetation, it will be located within 10m of
the proposed boundary hence could potentially be cleared under future exempt clearing
opportunities (refer Noosa Plan 2020 SC1.2 Exempt clearing (g) with proposed Lot 1 being a
Category 2 Lot with an area of 0.3-2.0ha). The proposed Vegetation Protection Covenant over the
Lot 2 vegetation makes it illegal to clear the vegetation along the Lot 2 side of the boundary hence
the potential future exempt clearing opportunities available to Lot 2 are mitigated.

         Approx. proposed
         boundary alignment (refer
         VC02) & existing cleared
         farm track dissecting the
         units of vegetation.

The proposed development will also require the removal of some trees located within the proposed
building envelopes contained within VC2 (refer VC02 yellow linework). Vegetation present within the
Lot 1 eastern BLE includes 2 x mature Pinus elliotii (slash pine) and 8 x juvenile Acacia melanoxylon
