The boundary realignment component of the application involves the cancelling of lots 1, 2
and 3 on SP 115864 and the creation of 2 new lots as detailed in the following table:
Reconfiguring a Lot (Boundary Realignment)
Existing Lot Area Lot 1 SP 115864 – 12.6ha
Lot 2 SP 115864 – 2.229ha
Lot 3 SP 115864 – 7.033ha
Proposed Lot Area Proposed Lot 4 (cancelling Lot 2 & 3) – 11.08ha for seniors
living community
Proposed Lot 5 (cancelling Lot 1) – 10.77ha for golf course
An access easement is proposed over the proposed entrance driveway to the seniors living
facility and to the new clubhouse which will burden proposed lot 4 and benefit proposed lot
5.
As a consequence of the boundary realignment, the dwelling units and associated facilities,
with the exception of the storm water bio-basins, will be located within proposed lot 4. The
boundary re-alignment results in 1.83 hectares of the golf course land, which is zoned Open
Space Recreation, being used for the development of the seniors living facility.
The current and proposed lot arrangement are detailed in the following images.
