Cambooya Pty Ltd 1.0 INTRODUCTION As requested by JFP Urban Consultants Pty Ltd, on behalf of Cambooya Pty Ltd, Core Consultants Pty Ltd (Core) has carried out a geotechnical investigation and slope stability assessment for a proposed mixed-use development at 36-38 Duke Road, Sunshine Beach. 2.0 PROPOSED DEVELOPMENT We understand that the proposed development is to comprise a three to four-storey building that is to be terraced up the sloping ground surface, as shown on Image 1. The lower level on the southern two thirds of the site is anticipated to require excavations of up to about 3 m depth and retention of the upslope ground. The construction of the development will require the demolition of the existing structure and will need to be constructed so as to not impact the adjacent structures. The existing building to the east is believed to have a basement level at or close to the basement level of the proposed building on the subject site. Design drawings and foundation loads have not been provided at the time of writing; however, it is anticipated from similar type developments that foundation working loads for a four-level building will be in the order of about 1,500 kN to 2,500 kN under columns (depending on the column/wall spacing configuration). Image 1: Section view of proposed development (refer Blackburne Jackson Dwg. No. 7252-DA15) 3.0 SITE DESCRIPTION The site has frontage to Duke Street along the southern end of the property boundary, with Douglas Lane along the northern property boundary. Mixed-use retail and residential buildings are situated to the east and west. The existing building is positioned on the southern half of the site. The topography on the northern half of the site generally comprises two breaks in slope, with measured slope angles of between 3° and 19° towards the south-east. A small retaining wall is located just to the north of the existing building. Photographs 1 to 3 show the general site conditions at the time of our investigation. Figure 1 in Appendix A displays the site layout. J001873-001-R-Rev1 Page 1
