PLANNING & ENVIRONMENT COMMITTEE MEETING AGENDA 11 OCTOBER 2016
4. ASSESSMENT
The superseded planning scheme and the Noosa Plan codes contain no requirement for
developments to underground power lines in Gympie Terrace. The incentive programme offered
previously by Energex has long ceased and the cost of the works in many instances becomes
prohibitive where power lines from a single power pole extend across roads and across multiple
property frontages. Council also ceased funding the works at the time the Energex programme
ceased.
Attachment 2 identifies the existing power lines and power poles in proximity to the site and
highlights that multiple sites are affected. Installing an additional power pole to the eastern side of
the property and running the lines underground across the subject site’s frontage would be of
little benefit to Gympie Terrace streetscape in isolation and in the absence of a funded
programme.
On this basis it is considered not reasonable and relevant to maintain the condition to
underground the power lines for the site. It is recommended that condition be deleted and the
bond be returned to the estate.
