_ MAX WATTERSON+ASSOCIATES CONSULTING SURVEYORS & PLANNERS 19" February, 2015 Ref: 13/3032 Your Ref; REC13/0148 & MCU13/0226 The Chief Executive Officer Noosa Shire Council PO Box 141 TEWANTIN Q 4565 Attention: Jack Lewis Dear Sir, Re: Development Application for Reconfiguration of a Lot — 2 Lots into 25 Lots Lots 135 & 136 on MCH978 Pearsons Road & 55 Lake Macdonald Drive, Cooroy Applicant: Valkev Pty Ltd. Pursuant to Section 361 of the Sustainable Planning Act on behalf of the applicant we seek to make representations regarding the Approval and the following Conditions of the Decision Notice issued on the 18" December, 2014 of the above application. Condition 10 states The landscaping plans shall include: a. A minimum 2m wide landscaping buffer along Elm Street frontage, including a 2m truncation of the western boundaries of Lots 44-47 with Elm Street to establish screening vegetation on the site. The Conditions of approval include the construction of a new 2m wide concrete path across the frontage of the site; together with a 2m wide landscaped buffer across the frontage. The footpath along the Elm Street frontage is currently 13.6m wide at the northern end and tapers to 6m wide at the southern end. Therefore it appears that there is sufficient room to construct the new path, establish the landscape buffer, install services and upgrade the frontage works without widening the road reserve. Accordingly the applicant seeks the amendment of the condition so that the Elm Street frontage is only widened where additional area is required for the landscaping, works and services. Therefore the applicant requests the relevant part of Condition 10 be amended to: PRINCIPAL 12 Maple Street (PO Box 639) Cooroy Q 4563 ABN 59 847 644 252 Max L.
