Any variation, modification or waiver will be effective only to the extent to or for which it may be made or given. No failure, delay, relaxation or indulgence by any party in cxercising any legal, equitable, contractual, statutory or other right, power, authority, benefit, privilege, remedy, discretion or cause of action conferred on that party by this Fasement will operate as a waiver of it, nor will any single or partial exercise nor any single failure to do so preclude any other or future exercise under this Easement. The Grantor and Grantee must do all things and sign all deeds and other documents which may be reasonably required by the other party so as to carry out and give effect to the terms and intentions of this Easement.
