Access Review
Sight Distance Criteria
For the purposes of the assessment herein, Modus has applied the following sight distance criteria:

N Domestic property access vehicle sight distance as per Australian Standards 2890.1, which
corresponds to a minimum sight distance of 55m for a domestic property fronting a 60km/hr
     road,

N Stopping Sight Distance (SSD) as per the Austroads Guide to Road Design series
     accommodating the following values:

           • Reaction Time: 2 seconds,
           • Design Speed: 70km/hr to 90 km/hr depending on location,
           • Longitudinal Grade: Varying depending on location.

Application of Safe Intersection Sight Distance (SISD) as per the Austroads Guide to Road Design
series is not considered necessary for the proposed development given the domestic nature of each
property, the existing horizontal and vertical road alignment of Black Mount Range Road, as well as
Black Mount Range Road being a low order road with fewer vehicle movements.

Lot 1 Access
The proposed Lot 1 access will be accommodated onto Black Mount Range Road along the western
site frontage, as illustrated in Table 2 below.
