Coastal Building Line/ Geotechnical Issues
The subject site is located in the Coastal Protection and Scenic Amenity Overlay and a Coastal
Building Line, which is setback 15 metres from the rear boundary, exists on the site (see Figure 10
below). The front 12 metres and rear 10 metres of the subject site is also located in a mapped
moderate landslide hazard area. The State has identified the subject site as being within the
Coastal Management District and an erosion prone area.
Figure 11 below shows Council’s coastal hazards mapping that identifies the subject site as being
within an erosion prone area and details the extent of the site expected to be subject to erosion by
the years 2020, 2040, 2070 and 2100.
