lot boundary which will screen the facility.from the closest residential dwellings situated
south west of the facility. Again the existing vegetation in association with the adequate
setbacks of over 240 m from the closest dwellings will provide a degree of screening and
assist in minimising the visual dominance of the structure when viewed from the.closest
residential dwellings.
Figure 8.5 illustrates a view looking west demonstrating the buffer of mature vegetation on
the southern property boundary which will s parate the proposed facility from the closest
residential dwellings~ When viewed from the nearby residential dwellings it is anticipated
I I
that only the top of the facility will be. visible. Furthermore these views are not anticipated
to be visually pbtrusive or detract from the natu~allandscape and character of the area.

In conjunction with the natural v~getation screening, the proposed location also provides
an adequate separation distance and setbacks from community sensitive locations which
will also assist in mir;Jimisi’rig the’visual obtrusiveness of the facility as follows:
. The proposed facility is’ apprqpriately sited on the periphery of the township
(approximately 1 km fn;>m Boreen Point Vi,lIage);
. The proposed location is setback more than 240 m from the closest and only three
