wider area by:
. The corridor of mature
vegetation which separates
the facility from the edge of
the lake in conjunction with
the 200m setback will
mitigate potential visual
impacts from recreational
users of Lake Cootharaba.
. Although the
facility has
been sited adjacent to Lake
Flat Road (not identified as a
Major Road Network on the
Noosa Plan Strategy Map) a
sense of arrival into the
Boreen Point village will be
maintained as the facility will
only become intermittently
visible at a few minor
clearings in the vegetation
aligning the road. These
views are not anticipated to
be visually obtrusive as Lake
Flat Road is travelled by
motor vehicles only at a
constant speed and does not
provide any opportunities for
vehicles to become
stationary .
. At 30 m in height, the
majority of the proposed
facility will be screened from
view by this vegetation, of
which the tallest tree is 25 m.
. Visual impacts will be further
mitigated by the slimline
monopole design and be
colour matched to the
surroundings (if requested
by Council).
. The proposed facility has
been appropriately sited on
the periphery of the township
(approximately 1 km) which
will essentially help mitigate
any views from Louis Bazzo
Drive.
. It is also located an
appropriate setback from
community sensitive land
uses and residential dwellings
(setback more than 240m
from the closest and only
three (3) residential dwellings
within a 500m radius).
. The proposed facility is
setback over 1 km from
public open spaces within
