MCU16/0036 Development application - 52 Gevers Rd, Black Mountain
MATERIAL CHANGE OF USE APPLICATION FOR 52 GEVERS ROAD, BLACK MOUNTAIN. IAN & LINDA MCGilLIVRAY. Please find attached plans and site plans for the MCU for the above address. The application is for the building of 2 additional buildings on the above property, a Relatives Dwelling and a Studio/storage building. The MCU relates to our request to have the 2 buildings more than 25 metres from the existing dwelling on the property. The relatives dwelling will be for our 26 year old son to live in. There are a number of site options around the property but for a number of reasons none of these are suitable for this building. The land on the southern side of our house is quite steep and would be difficult to build on and to accessonce the dwelling was built. It would require extensive earthworks to create level areas for the entrance to the building and to create car parking space underneath. The area to the Southwest is flood prone as it is in the overflow area of the dam above it. Directly to the west of our house is a main accesstrack to the shed and the back of the property so it is not possible to build here either. To the north and North West of the house there are a number of Swamp Gum Eucalypts, otherwise known as "Widow Makers". In the 8 years that we have lived here they have dropped many large branches with no warning at all. Some of these branches we have estimated at well over one tonne each and would present a serious safety hazard to any building and its occupants built near them. For these reasons we have chosen the site next to the driveway as marked for the studio and storage room. It would have easy access, would be aesthetically pleasing from the road with some minor planting around it but would still be within easy reach for regular use. It is 50 metres from the front boundary, 13 metres from the side boundary and SO metres from the existing house. The Relatives Dwelling we wish to locate next to a previously levelled track above the house as marked on the site plan. We think this building as shown would be an environmentally responsible building as it would be built from 2 recycled shipping containers with a deck between them. The deck would be no more than the mandatory 3 metres in width from each container being just on 6 metres wide at its widest point. There is already a track to the site from the Southern side and we would only have to do minor track building to access it from the West. Only minimal earthworks would be required to create a parking space underneath and none for the building itself. We will also be making this building wheelchair accessible as it is all on one level and has ramp accessat the front and a parking
