The information requested is set out below:
Issue – Need
While the proposed Commercial business type 2 is a consistent use within the Community Service zone, it is impact assessable when not associated with a community use.
Although the site is within the Cooroy town boundary, the location is removed from the main business centre of Cooroy and has the potential to significantly segregate the commercial uses of the town. The proposed use type is generally located within the Business Centre zones. Given the proposed use is not associated with a community use and not within a Business Centre zone, a need and impact analysis is required.
The submitted Planning Report has not sufficiently addressed the need for or impact of an additional medical facility, particularly given it is not associated with a community use and located on the outskirts of town.
Information Required
Please provide a need and impact analysis prepared by a suitably qualified person which addresses but not limited to the following:
The need for another medical centre in Cooroy; and
The impact of the proposal on other medical centres in Cooroy.
