                1 Introduction
                1.1 Background

Green Tape Solutions was engaged by Katie Rose Cottage Hospice to prepare a bushfire hazard
assessment and management plan (BHAMP) for a property located at 199 Beddington Road, Doonan
(described as Lot 6 on RP225627 and referred to as the ‘site’).

This report has been prepared for a development application for the construction of a new care wing at
Katie Rose Cottage Hospice. The development will introduce five (5) new beds into the hospice and
provide the facilities to manage the End-of-Life Care within the facility. The development will also involve
the constructions of tranquil gardens and spaces for the clients.

The site currently supports an existing dwelling and associated outbuildings and structures, including
sheds and an external office. The current house supports capacity for three (3) clients, this building will
be reclassified for administration use. Access to the site is provided by an entry and exit access onto
                Beddington Road.

The new wing has been proposed to come off the existing dwelling on the southern side of the building.
The development has been designed to primarily utilise existing cleared areas; however, some removal
of vegetation may be required. The proposed development layout is provided in Appendix 1.

                1.2 Site Description

The site is located on a single lot comprising a total area of approximately 10, 680 m2 (1.068 ha) within
the Noosa Council (NSC) local government area (Figure 1). The site is bounded by Beddington Road
that runs along the western boundary and surrounded by similar sized low-density vegetated rural
                residential lots.

The site has been historically cleared for the development of the existing house and lawns, a small
orchard and several gardens. The site has retained remnant native vegetation across the property, a
large has been retained to the back of the lot. A more detailed description of the vegetation communities
within and surrounding the site is provided in Section 3.1.2

Table 1 provides the detail of the development site. Figure 1 depicts the location of the site.’
