Noise f「om the Noosa ;p「ings swim pool & gymnasium is aしready causing concem and the additiona川oteしservice vehicles w岨add significantしy to this issue. We consider both the Noise Impact Assessment and the Traffic Engineers Assessment to be inadequate in assessing the adverse impact on nearby residentiaし PrOPerties and on traffic voしumes on Resort D「ive caused by the service access being located at the southem end of the site. A prefe「abしe access point from Re§O「t Drive wouしd be at the north end of the site far away from any residences through the existing upper ca「park area. 2. Porking We see this as an existing issue that w岨be exacerbated by the inadequate increase in parking offered in the proposaし. Existing car park spaces are 220 a onしy 25 additionaしspaces are to be provided for guests a staff afte「 compしetion of the hoteしwith l12 accommodation units. Access and Traffic Noise Although hotel guests will be welcomed at the main entrance on Links Drive all service vehicles are to be directed down Resort Drive. As stated in the application, the main entry from Resort Drive to the south is with an existing service road to the back of the site near the existing swim pool & gymnasium area. The hotel service vehicles will adversely impact nearby residential properties at Parkridge. Noise from the Noosa Springs swim pool & gymnasium is already causing concern and the additional hotel service vehicles will add significantly to this issue. We consider both the Noise Impact Assessment and the Traffic Engineers Assessment to be inadequate in assessing the adverse impact on nearby residential properties and on traffic volumes on Resort Drive caused by the service access being located at the southern end of the site. A preferable access point from Resort Drive would be at the north end of the site far away from any residences through the existing upper carpark area. 2. Parking We see this as an existing issue that will be exacerbated by the inadequate increase in parking offered in the proposal. Existing car park spaces are 220 & only 25 additional spaces are to be provided for guests & staff after completion of the hotel with 112 accommodation units. Although the “car parking space rate” is not specified in the Noosa Shire for a “Resort Complex”, it is unrealistic for the proposal to use a rate of 1 car space per 4 dwelling units(as specified by the Gold Coast Council) to justify the inadequate additional car park spaces. It is also unrealistic to think the “transport related strategies” namely mopeds, electric bikes & shuttle buses as mentioned in the proposal, will be widely used by luxury style hotel guests. Currently car parking on both sides of Resort Drive adjacent to the gymnasium & swim pool is a problem. Traffic flow is often restricted to one way and an increasing safety issue is apparent. This has been ignored by the Traffic Engineers Assessment in the proposal and with significant hotel service vehicle activity, parking restrictions on Resort Drive will become a necessity. We object to the proposal on these grounds and hope that they can be addressed and corrected before final approval by council is considered.
