I refer to your application and advise that Council requires further information to satisfactorily assess the proposal.

INFORMATION REQUIRED
The information requested is set out below:
Issue – Use Area/Carparking
The proposal plans do not accurately detail the use area of the existing building.
Information Required
Provide proposal plans that accurately detail the use area of the existing building calculated in accordance with The Noosa Plan.
Issue – Height (Metres and Storeys)
The proposed development is 3 storeys in height, contrary to Specific Outcome O7 of the Cooroy & Lake Macdonald Locality Code. Additionally, the proposal plans do not include sections of the proposed development.
Information Required
Provide a minimum of 2 section plans of the proposed development.
Provide details and justification for the proposed 3 storey development.
Issue - Landscaping
The proposed extent of landscape areas does not comply with the minimum areas and dimensions specified in Table 14-56 of the landscaping code.
Information Required
Provide amended proposal plans that demonstrate compliance with the Landscaping Code. In this regard, landscaped areas:
Must be provided for a minimum of 15% of the site area; and
Must be provided between the front boundary and the proposed shared area and PWD space.
Issue – Waste Storage
The proposed waste storage area is visible from the street perspective and may interfere with the adjacent carpark.
Information Required
Provide amended proposal plans that demonstrate compliance with the Waste Management Code. In this regard, waste storage areas:
Must be screened so that bins are not visible from neighbouring properties or passing vehicular and pedestrian traffic; and
Must be clear of carparking, loading bays and similar areas.

Advice Note
‘Corporate branding’ is proposed on the building façade. It is Council’s interpretation that the proposed ‘corporate branding’ is an advertising device and subsequently does not comply with the accepted development requirements of the Advertising Devices Code. The signface area definition is provided below.
Signface area means— a) the area of the smallest rectangle that can wholly contain the advertising device, inclusive of any logos, branding, images, colours, decorative lines, stripes, borders and architectural trims that immediately surround the advertising;…
It is recommended amended proposal plans be provided with the ‘corporate branding’ removed. Should you wish to pursue the proposed advertising device, an Operational Works application and approval is required.

The due date for providing the requested information is 17 February 2020. Please advise Council of your response to this information request in accordance with section 13 of the Development Assessment Rules.
If you do not provide a response before the due date, it will be taken as if you have decided not to respond to the information request and Council will continue with the assessment of your application.
