 Frontage and           The site includes 14m of direct road frontage to Noosa Dr. A streetlight,

                        frontage is heavily used by pedestrian traffic and does not include any kerb &
                        channel, consistent with the rest of the streetscaping works in this area.
 Topography and         The site is relatively flat, with a slight fall from the east to west of the site
 views                  towards Noosa Dr.

 Existing vegetation    1 x 8m high melaleuca along the Noosa Dr frontage
                        2 x 20m high eucalypt species in the south eastern corner
                        1 x 8m high melaleuca along the northern boundary with Ocean Breeze Resort
                        (tree on their property and majority of canopy on subject site).
